The single biggest cause of land disputes. Always confirm title through the state land registry before paying anything, regardless of how trustworthy the seller seems.
2. Paying in cash without documentation
Every payment should be documented and, ideally, made through a bank transfer that creates a clear paper trail, not handed over informally.
3. Not physically inspecting the boundaries
A survey plan on paper isn’t the same as confirming, on the ground, that the boundaries match what’s being sold, encroachment disputes often start here.
4. Buying without a lawyer
The legal fees are small relative to the risk of buying disputed or fraudulently sold land.
5. Assuming Power of Attorney is automatically risky
It isn’t automatically a problem but it does need the underlying authorisation verified, not just the document itself.
6. Ignoring family or community land disputes
Some land in Imo State is subject to ongoing family inheritance disputes even when a title document exists ask directly, and verify with neighbours where possible.
7. Rushing because of pressure or a “limited time” offer
Genuine sellers rarely need you to skip diligence to close a deal quickly. Pressure to rush is itself a warning sign worth taking seriously.
