Every year, some buyers who come to us for a finished duplex end up asking a follow-up question: would it be cheaper to just build one? The honest answer is, it depends heavily on land cost, finish level, and how well the build is managed. Here’s what actually drives the number.
Land cost first
Before construction even starts, land price varies significantly by area, a plot in Works Layout or central Owerri costs meaningfully more than a similarly sized plot in Avu or Irete. Factor this in before comparing construction budgets, since it’s often the larger swing factor between two seemingly similar projects.
What drives construction cost
Beyond land, the main cost drivers are: foundation type and soil conditions, the number of rooms and whether they’re all ensuite, roofing material, and finish level (tiles vs. terrazzo, standard doors vs.
imported fittings). Two “four bedroom duplex” builds can differ by tens of millions of Naira depending on these choices alone.
The case for buying instead
Several of our current listings are uncompleted duplexes properties where a previous owner has already handled the structural work, POP ceiling, or wiring, and a buyer completes the finish. This route often works out cheaper and faster than starting from bare land, since the riskiest and most expensive phase of construction is already done.
A middle path: buy uncompleted, finish to your taste
For buyers who want a newly built feel without the full build-from-scratch timeline and risk, an uncompleted duplex with structural work done is often the most cost-effective route you control the finish level while skipping the foundation, roofing, and structural risk entirely.
