Verifying title means confirming, through official channels, that the seller genuinely has the right to sell, and that the document they’re showing you is real and not a duplicate of a title already sold to someone else.
Where to verify in Imo State
The Imo State Geographic Information Service (IMOGIS) maintains digital land records for the state and is the starting point for confirming whether a parcel has a registered title, and who it’s registered to. A property lawyer can also carry out a search at the Imo State Lands Registry on your behalf, which is the safer route if you’re buying from outside Nigeria and can’t visit the registry in person.
Red flags to watch for
Be cautious if a seller pressures you to pay before a search is completed, if the survey plan doesn’t match the boundaries physically pointed out to you on site, or if the same land is being marketed by more than one agent — a common sign in fast-growing Owerri neighbourhoods like Umuguma and New Owerri that a plot has already changed hands informally more than once.
Where Power of Attorney fits in
